HVAC servicing and cooling tips

Preventive heating and AC maintenance schedule and quick checks before you raise a ticket.

MAK Homes services the heating and air conditioning (HVAC) in every home at least twice a year: once before summer and once before winter (four times on Plus and Premium AMC properties).

What a preventive service includes

  • Replacing the air filter
  • Checking coils and the condensate drain line
  • Checking the thermostat and fan speed
  • A refrigerant top-up if needed

Quick checks before raising a ticket

  1. Set the thermostat to cool (or heat) and at least 3°F past the room temperature.
  2. Check that the filter isn't clogged. We replace filters at every service, and you can ask for a spare at the management office.
  3. Make sure the thermostat has power. Replace its batteries if the screen is blank.
  4. Reset the HVAC breaker in your electrical panel.

If it still isn't working, report it. AC not cooling or no heat is an urgent issue, with a response within 24 hours. During heat waves and cold snaps, we try to attend the same day.
