Renting a home
What documents do I need to rent an apartment with MAK Homes?
You need a passport copy, a valid UAE residence visa, an Emirates ID (front and back) and a salary certificate or employment letter. Self-employed applicants can give a trade licence and 6 months of bank statements instead of the salary certificate.
How long does a rental application take to approve?
Most applications are approved within 1 working day of receiving every document. To check your application status, call +971 4 555 0100 or chat with us online with your application number (for example APP-5521).
How much is the security deposit?
The security deposit is 5% of the annual rent for unfurnished homes and 10% for furnished homes. It is refundable at the end of your tenancy, less any deductions for damage beyond normal wear and tear, within 30 days of the move-out inspection.
Do you charge an agency or commission fee?
When you rent directly from MAK Homes there is no agency commission. You pay the security deposit, the Ejari registration fee (AED 220) and a one-time administration fee of AED 1,050 including VAT.
Can I book a viewing?
Yes. Viewings are available Sunday to Thursday 09:00–19:00 and Saturday 10:00–16:00. Register your interest on the Homes for Rent page, in chat or by phone, and a leasing consultant will confirm a time within 2 working hours.
Are pets allowed?
Pets are allowed in MAK Palm Gardens and MAK Creek Residences, up to two cats or small dogs per home, registered with the management office. Pets are not allowed in MAK Downtown Lofts. In MAK Marina Heights, cats are allowed but dogs need written approval.
Rent payments & cheques
How can I pay my rent?
Rent is usually paid with post-dated cheques: 1, 2, 4 or 6 cheques a year. You can also pay by bank transfer or by card on the MAK Homes tenant portal (card payments carry a 2% processing fee).
How do I check when my next rent cheque is due?
Call customer care or chat with us online. We identify you by your registered mobile number or tenant ID and give you the cheque number, amount and deposit date. We also send an SMS reminder 7 days and 1 day before each deposit.
What happens if my rent cheque bounces?
We tell you by SMS and email. You have 7 days to replace the returned cheque, pay by bank transfer or pay by card. There is a AED 500 returned-cheque fee. If payment isn't made, we may take legal action as allowed under UAE law.
Can I replace or postpone a cheque?
You can ask to replace a cheque at least 5 working days before its deposit date. Postponements of up to 30 days can be approved once per tenancy, subject to a AED 250 admin fee. Contact customer care to request one.
Maintenance & repairs
How do I report a maintenance issue?
Report it 24/7 by calling +971 4 555 0100, through online chat, or on the tenant portal. You'll get a ticket number such as MT-10231 and a technician visit window straight away.
How quickly will a technician come?
Emergencies (water leaks, power failure, gas smell, lockouts, no water) are answered within 4 hours, 24/7. Urgent issues such as AC not cooling are answered within 24 hours. Routine requests are handled within 72 hours.
Who pays for repairs?
The landlord covers major maintenance and repairs caused by normal wear and tear. Tenants pay for minor repairs under AED 500 per job and for damage caused by misuse, unless the lease says otherwise.
How often is the AC serviced?
Every MAK Homes apartment gets preventive AC servicing at least twice a year: filter cleaning, coil check and gas top-up if needed. We'll send you an SMS with the appointment date.
How do I check the status of my maintenance request?
Contact customer care with your ticket number or registered mobile number. We'll tell you whether the request is assigned, scheduled or completed, plus the technician's name and visit window.
Lease renewal & moving out
When will I receive my lease renewal offer?
We send renewal offers 90 days before your lease ends, as required by Dubai tenancy law for any change in terms. Please accept or decline at least 30 days before the end date.
How much can my rent increase at renewal?
Increases follow the Dubai RERA rental index (Decree No. 43 of 2013). If your rent is less than 10% below the market average there's no increase. The cap is 5% if you're 11–20% below, 10% if 21–30% below, 15% if 31–40% below, and 20% if more than 40% below.
Can I renew my lease by phone or online?
Yes. Once your renewal window opens, customer care can take you through your renewal offer and the RERA-compliant new rent, and record your acceptance by phone or online chat. You then e-sign the contract and give the new cheques.
What are the lease renewal fees?
The renewal administration fee is AED 525 including VAT. Ejari re-registration costs AED 220.
What if I want to leave before my lease ends?
Early termination needs at least 60 days' written notice and a penalty of 2 months' rent, unless your contract says otherwise. Contact customer care to start the process.
How do I move out?
Tell us at least 90 days before your lease ends that you won't renew. Book a move-out inspection, apply for a move-out permit at least 3 working days in advance, settle your final DEWA bill and hand back all keys and access cards.
For property owners
What is an Annual Maintenance Contract (AMC)?
An AMC is a yearly plan that covers preventive and reactive maintenance for your property. MAK Homes offers three plans: Basic (AED 2,500 per unit), Plus (AED 4,000 per unit) and Premium (AED 6,500 per unit).
How do I renew my maintenance contract?
Owners can renew by phone, through online chat or with their owner-relations manager. If you renew before your contract ends, you get a 10% early-renewal discount, and you can upgrade your plan at the same time.
What does the Premium AMC include?
Premium includes 24/7 emergency response within 4 hours, 4 AC services a year, pest control twice a year, materials cover up to AED 2,000 per job, appliance repair, an annual deep clean and water-tank cleaning, and a dedicated owner-relations manager.
What does MAK Homes charge for property management?
Full property management costs 5% of the annual rent, with a minimum of AED 5,000 a year. It covers tenant sourcing, rent collection, Ejari, inspections, renewals and maintenance coordination.
