Late and returned rent payments
The 5-day grace period, the late fee, and what to do if your bank returns a payment.
Rent is due on the monthly due date shown on your lease. You have a 5-day grace period.
Late fee
- If rent isn't received within 5 days of the due date, a late fee of $75 is added to your account.
- The same $75 fee applies if your bank returns a payment, for example for insufficient funds or a closed account. Your bank may charge its own fee as well.
If a payment is returned
We'll notify you by text and email on the same day. Pay the outstanding balance, including the late fee, by one of these methods:
- Card payment on the tenant portal or by phone with customer care
- Online bank transfer on the tenant portal
- Certified funds (cashier's check or money order) at the management office
After two returned payments in 12 months, we may ask you to pay by certified funds only.
If the balance is not paid
If the balance is still unpaid 14 days after the due date, the account is passed to our Accounts team, who will contact you about a payment plan. Unpaid rent can lead to a formal notice under your lease.
If you're having financial difficulty, please talk to us before the due date. We can often agree a short payment plan.
